Our Approach
Please phone the office and upon your expression of interest we will make a home visit at your convenience to view and discuss with you the building works.
At the start of every project there is what is called a "client brief". It may be that you have already had the project designed by Architects or you wish us to assist in this process. Either way at this first meeting we will ask you for a clear understanding of your vision, objectives and timescale.
We will then go through in some detail how the process works. Every project is different but generally at this point we will take away one set your drawings and/or your requirements along with all the information obtained at our meeting.
You should then allow a maximum of two weeks, sometimes much sooner, and then we will write to you.
The Letter :
We will then write to you and our quotation letter contains all of the important information in much detail. We pride ourselves on this approach which is sadly lacking for the majority of builders.
The letter will confirm exactly what we have allowed and what we have not allowed for so you can make an informed choice and direct comparison. The quotation is generally FIXED PRICE and it is not an estimate, unless the works are difficult to calculate upon.
Where we have allowed for certain works but there is no specification we will confirm exactly what we have allowed for to ensure that you do not end up with second class materials and a second class project.
We will confirm the duration of the works along with a lot of other information.
Your Instructions :
If on the basis of this letter you are happy to instruct then we will confirm this in writing to you under what we term to be a "contract". This contract has been approved by TRADING STANDARDS and is fair and accurate and protects your interests. Under the terms of our membership of the "Buy With Confidence" scheme we are not allowed to change this contract.
Sometimes clients wish to see us again prior to instruction. We are more then happy to do this.
The contract will confirm the following criteria:
- Drawings and specifications to which will be working to
- Any letters and e-mails which are relevant
- The FIXED PRICE
- Timescales and Programme
- Certificates and Guarantees
- VAT
- Payment Schedules
- Retentions
- Insurances
- Health and Safety and other policies.
There is also much other information in the contract including all relevant terms and conditions.
Pre-Commencement on Site
After we have received the signed contract and before we start on site we will send you a programme of works so you can monitor progress for us !
We will then visit site about two weeks before we commence and there will be an introduction of our management team and this will allow us to brief the various staff on the nature and scope of the project.
There maybe certain site visits and/or delivered that need to take place before we actually start and you will be kept informed of these.
Start on Site
The day we start usually involves site set up (eg porta-loos, security fencing etc) and setting out and delivery of machinery.
It is then a case of sitting back and enjoying and monitoring the works. If the programme is slipping then we may ask your permission to work either longer hours or over the weekend.
When we are nearing completion we will let you know. We will carry out our own "snagging works" and then ask you to "snag" the building yourself. Sometimes we will do this together.
Completion on Site
When we are fully complete we will issue you with all necessary certificates.
At this time Building Control have already carried out their final inspection and they have approved the works.
If at any time we are asked to re-visit to correct minor faults that may have appeared after we have left we generally do this within 10 days of receiving your call unless the fault requires immediate rectification whereby it will be much sooner.
